When homeowners think about exterior painting, they picture color and fresh paint. What they rarely think about is what happens before the first brush touches the house. Yet one of the most important steps in any exterior paint job is cleaning, and in most cases that means power washing. Skipping it is one of the fastest ways to make a new paint job fail early.

Paint needs a clean surface to stick

Over time, siding and trim collect dirt, dust, pollen, cobwebs, exhaust residue and, in New England, plenty of mildew and algae. On older painted surfaces, paint also oxidizes and leaves a powdery, chalky layer. If you paint over any of this, the new paint bonds to the dirt instead of the surface. The result is peeling, flaking and blistering, sometimes within a single season.

Power washing removes this layer so primer and paint can bond directly to sound material, which dramatically improves durability.

It kills and removes mildew

Mildew and algae thrive in shady, damp areas, especially on north-facing walls and under trees, which are common in Massachusetts. Painting over mildew does not kill it; it can continue to grow underneath and show through as dark spots. A proper wash with a mildew-killing cleaning solution removes the growth and helps prevent it from coming back quickly.

It reveals problems before painting

Washing does more than clean. It exposes loose and failing paint, cracks, gaps and rotted wood that might be hidden under dirt. Once the surface is clean, painters can scrape loose paint, sand rough edges, repair or replace damaged boards, and caulk gaps before painting. Fixing these issues first is what makes a paint job last instead of just looking good for a few months.

Pressure must be used correctly

More pressure is not always better. Too much pressure can damage wood siding, force water behind siding and into walls, break window seals, etch soft surfaces and strip away material you want to keep. Professionals adjust pressure, nozzle type and distance for each surface, and often use a softer washing method combined with cleaning solutions for delicate siding.

Vinyl, wood clapboard, cedar shingles, stucco and brick each require a different approach. This is one of the main reasons to have power washing done by an experienced crew.

Drying time matters

After washing, the surface must dry completely before painting. Painting damp wood traps moisture, which leads to blistering and peeling. Depending on weather, sun exposure and the material, this can take one to three days. A professional painter plans the schedule around proper drying time.

Even if you are not painting, regular power washing keeps your home looking its best and helps your existing paint last longer. Decks, patios, walkways, fences and driveways also benefit, since mildew and grime make them slippery and speed up deterioration.
